CREWSTONE ADVANCES ASEAN CAPITAL FORMATION FOR TCCI TEXAS LAND FUND

Crewstone International has advanced its ASEAN capital formation efforts for the USD 50 million TCCI Texas Land Fund, following structured engagement across Malaysia, Singapore, and Indonesia. The strategy is positioned to provide early-stage exposure to U.S. digital infrastructure land, capturing value prior to vertical development within one of the most active data centre markets globally.
The regional process comprised 11 closed-door allocation sessions, engaging institutional allocators, family offices, and high-net-worth investors. Participation was weighted towards institutional capital, reflecting demand for structured access to real asset strategies linked to long-term infrastructure and data growth trends.
The capital formation process was executed through a phased, market-by-market rollout, incorporating 1:1 institutional briefings, focused group discussions, and thematic sessions centred on digital infrastructure and land strategy positioning. This approach enabled alignment between investor onboarding, underwriting visibility, and deployment pacing, ensuring capital is allocated alongside clearly defined development pathways.
The strategy focuses on U.S. land positioned upstream of the data center expansion cycle, covering approximately 984 acres across the Dallas–Fort Worth corridor, where infrastructure demand continues to be driven by hyperscaler expansion and increasing data centre capacity requirements.
TCCI’s historical execution includes 10 realised transactions generating approximately USD 230 million in total returns, with a 2.73x gross portfolio multiple, providing a track record foundation for expansion into data center–aligned land repositioning strategies. The USD 50 million vehicle targets returns in excess of 25% per annum, subject to execution and market conditions, with underwriting focused on entitlement clarity, infrastructure readiness, and sponsor execution capability.
